Selling a waterfront or estate home on the Eastside
A pricing opinion you can read, a launch you approve step by step, and a home that reaches the right buyers before it reaches everyone.

How it works with us
A private valuation first
We walk the home with you, then send a written pricing opinion with the comparable sales and the reasoning behind each adjustment. No obligation to list.
A launch plan in writing
Preparation, photography, film, print and private previews, each with a date and who is responsible. You see it before you sign a listing agreement.
Private before public
Where the rules allow and you want it, the home is shown first to a short list of agents and buyers we know, by appointment.
Negotiation kept calm
Every offer is summarised on one page: price, terms, contingencies, timing and what each one means for you.
Questions about selling
How long does a private valuation take?
The walk-through takes about an hour. The written opinion follows once we have pulled and checked the comparable sales, and we review it with you in person or by phone.
Do I have to list with you after the valuation?
No. The valuation is yours to keep. Many sellers ask for one a year or more before they plan to move.
Can my home be sold without a public listing?
Some sellers choose an office-exclusive or private sale. MLS rules govern how a home can be marketed privately and they change, so we explain the current rules for your situation before you decide.
Start with a private valuation
Confidential, no obligation, and the written opinion is yours to keep.
